Family-run since 2013, we work right across the capital, and N4 is inside our core coverage. The postcode takes in Finsbury Park, Manor House and Stroud Green.
What we cover in N4
N4 takes in Finsbury Park, Manor House and Stroud Green, within Islington and Haringey. We attend both residential and commercial property here, from a slow sink to a complete system.
Finsbury Park and Stroud Green mix Victorian terraces with post-war estates. Conversion density is high, so a single original drain run frequently serves several kitchens and bathrooms.
Common causes in N4
Most of what we attend in N4 comes down to a short list:
- Non-flushable items lodged in the trap
- A heavy load of paper, particularly with a low-flush cistern
- A restriction further down the soil pipe, which is why the toilet is only where it shows
- Something that should never have been flushed stuck in the pan
Signs worth reporting
What to tell us on the call:
- Water sitting in a drain outside hours after the last discharge
- Two or more fittings affected together, rather than a single sink
- Gurgling from a toilet or sink when the bath is let out
- A sour smell near the gully that is stronger in warm weather
How the visit works
The process is the same whatever the address, so nothing turns into an open-ended bill:
- Check whether other fittings are draining normally
- Protect the bathroom before any work starts
- Clear the trap with the right tool for the blockage
- Check the soil stack and the run outside if the pan is already clear
Before we arrive
What to do before we get there:
- Hold off on taps, showers and appliances, particularly appliances on a timer
- Keep people and pets away from any standing waste water
- Clear access to the drain covers if you can
- Jot down what is draining and what is not when you ring
Who pays for the repair
Whose pipe it is matters as much as what is in it. Most pipework beyond your boundary became the water company’s responsibility in 2011, and a defect on the shared run is not your cost. We identify the location and are straight with you about it, even when that means we are not the ones doing the repair.
What it costs in N4
A blocked toilet is normally cleared at the fixed £120 plus VAT rate. No call-out fee applies, day or night. The price is confirmed before we start.
