Dealing with a drainage emergency in E3, we are typically 60 to 90 minutes away. We work across Bow, Bromley-by-Bow and Mile End and the surrounding roads, 24 hours a day, including weekends and bank holidays.
What we cover in E3
The area we cover in E3 includes Bow, Bromley-by-Bow and Mile End, part of Tower Hamlets. Since we work the surrounding postcodes as well, a run crossing a boundary needs only one contractor.
Bow and Mile End mix terraced housing, estates and newer development along the Lea. Older clay laterals with root ingress remain the most common finding in the terraced streets.
Common causes in E3
What actually causes most of the work in E3 are much the same year to year:
- Foul water coming up through a chamber
- Nothing draining anywhere in the property
- Waste rising into a downstairs bathroom
- A gully surcharging during heavy rain
Signs worth reporting
The symptoms worth reporting when you ring:
- Water standing in an outside gully long after use
- Two or more fittings affected together, which points at the shared run
- Bubbling in the pan when something else empties
- A sour smell near the gully that keeps coming back
How the visit works
The order matters, so we work it out before we jet:
- We tell you when we will actually be there
- Stop using water in the property until we arrive
- We clear the blockage on the visit wherever possible
- We tell you whether there is an underlying fault
Before we arrive
In the meantime, there are two or three useful steps:
- Hold off on taps, showers and appliances, especially washing machines
- Keep people and pets away from any standing waste water
- Clear access to the drain covers if you can
- Note which fittings are affected when you ring
Who pays for the repair
Before anyone invoices you, it is worth knowing where the fault sits. Pipework inside your boundary serving only your property is yours; shared runs and anything past the boundary generally are not. You get that in writing.
What it costs in E3
Emergency attendance starts at a fixed £120 plus VAT, and we never charge for coming out. Prices are fixed rather than hourly, so a difficult job in E3 does not become an expensive surprise.
